Usually the cost approach, because custom sanitary lines rarely have directly comparable sales. Widely traded serial equipment leans on the market approach, and income analysis is generally reserved for an operating plant or tightly integrated line rather than a single machine. A credible report explains why one approach was weighted over the others.
Because food equipment can require reconditioning even when mechanically sound if product-contact surfaces cannot meet sanitary requirements. We also weigh spare-parts availability, service support, energy efficiency, throughput, and versatility, since narrow single-product machines are less marketable than flexible ones in the same mechanical condition.
Lenders typically ask for fair market value, orderly liquidation value (sale proceeds over a reasonable marketing period, often about 6 to 12 months), or forced liquidation value for a fast sale under pressure. Using fair market value when the lender needs a liquidation premise is a costly mismatch, so the report defines the premise up front.
Only if the value premise says so. A credible food equipment report states whether installed costs are included, along with the assignment scope, value definition, valuation date, inspection method, and comparable-selection logic, including adjustments for sanitary condition, throughput, and obsolescence.
Charitable deductions over $5,000 generally require a qualified appraisal with IRS Form 8283, and noncash contributions over $500,000 usually require attaching the appraisal to the return. The appraisal must tie to the contribution date and the specific property, with the effective date, condition, and any restrictions on use clearly stated.
